Top 3 Plumbing Concerns When Buying a Home

Buying a home can be a very exciting and stressful time in a person’s life. There are a lot to consider when you are purchasing a new place to live. Some times a person can get focused on the aesthetics and forget to think about the houses existing potential issues.

When a home is older there could be many underlining issues that are not visible right away. Don’t feel as though you cannot be nosey when it comes to searching out these possible issues. It is better to be upfront and come off as nosey than to purchase the property and potentially have a big expense on your hands.

Depending on how old the home is, plumbing problems can cause a hefty price if they go unchecked. Plumbing issues are often overlooked when someone is purchasing a new place. You tend to focus on how the kitchen looks, or how new the floors are. But if you want to relieve yourself from a possible headache when you discover your new homes plumbing problems then you should look for the following common plumbing problems:

Main Sewer Drain

The main sewer drain may very well be the hardest to verify if there is a problem. A person cannot just run the water to see if there is an issue. It will take a licensed plumber to figure out if there is a problem or not. But believe me when I tell you, it is worth the money to find out.

The main sewer line can become damaged in many ways. Whether its tree roots growing through the line or a damage due to collapsed concrete. If the main sewer is damaged this can be a very costly repair. A licensed plumber can inspect the line and if there is an issue you can request the seller fix the problem or give a closing credit for the cost of repairs.

Water Meter and Supply

Inspecting the water meter and supply is easier than the task of checking the main sewer drain. Start by turning off all the faucets in the home. Check the water meter to see if it has stopped. If it is still turning you know there is a leak somewhere in the house.

Also close the shut-off valve and try to turn on one of the faucets. If you have a faulty water valve, you will see water either drip or gush out. Do this action with other valves that control water flow to make sure you do not have any faulty valves in the home.

Water Heater

Water heaters can cost a pretty penny for new home buyers. Depending on the type and size, prices can go from hundreds up to several thousand! Before buying a home, it is best to check the water heater either yourself or have a licensed plumber do an inspection. Ask the sellers how old the water heater is and how it has been maintained over the years. If it is over 10 years old you should ask the sellers to replace it. Also look to see if there is any rust or leaks around the tank and pipes. If you see any visual issues, a new one should be purchased.
